ELIGIBILITY
- Who can apply for UTS Housing student accommodation?
You have to be enrolled or intend to enrol (over 6 credit points) as a UTS student (excludes UTS College) for the semester you are applying for, doing an undergraduate, postgraduate or research degree, to reside in UTS Housing. Failure to enrol by the UTS Census date or withdrawing may result in the cancellation of your Licence Agreement and a cancellation fee may apply. - If I'm a part-time UTS student, can I apply for UTS Housing?
Currently, yes, you can apply for UTS Housing as long as you are a UTS student enrolled (over 6 credit points) with UTS during your stay at UTS Housing.
- Can I live with my partner or family on-campus?
No, we do not cater for couples or families.
APPLICATIONS
- Does UTS have student accommodation?
Yes, UTS owns and operates Yura Mudang, a student residence with 720 beds located right about UTS Building 6. - When can I apply for UTS Housing?
Generally, UTS Housing applications open twice a year:
- In May for July check-in, and;
- In October for January/February of the following year check-in.
All applications are done online through the UTS Housing portal page. - How should I apply?
All UTS Housing applications are done online via our application page. - What documents/else do I need when applying?
No documents are required. You'll simply need to complete the application form with your details, select terms of your choice and select room(s) of your choice depending on the availability at the time of your application. - What are the UTS Housing Licence Agreement (contract) dates?
For the Autumn 2025 in-take, the licence agreement dates will be:
- 29 January until 09 July 2025. - Where can I find the list of fees?
Fees vary depending on the choice of studio or share apartment.
Refer to the residential fees' page for the full list of fees. - Is there any financial assistance for UTS students?
UTS local students starting their first session of studies at UTS with low income may be eligible for UTS Housing Rental Subsidy.
View the eligibility criteria and more details on the financial assistance programs page. - Can I apply for UTS Housing although I haven’t received an offer from UTS yet?
Yes, you can still apply for UTS Housing (Yura Mudang) if you are planning to study at UTS during your stay at UTS Housing.
Please note, though, that if you didn’t get a UTS offer and need to cancel your agreement, the acceptance fee is not refundable, and cancellation fees may apply. - What if I do not have my UTS student ID at the time of completing the application?
That’s ok. You can still apply if you are waiting for your UTS offer or your UTS student ID. However, you will need to provide your student ID at the time of check-in. - Can I apply using my UTS student ID and Password?
No, you will need to register on the UTS Housing portal before you start your application. - Am I guaranteed a room by simply applying?
No, your application will be assessed, and if successful, you will be notified by email. - Can I request an extension to accept the offer?
Extensions are not provided, unless under extenuating circumstances.

- What if I missed the deadline to accept the offer?
Your room will be offered to another applicant.
You can still email housing.admissions@uts.edu.au to be placed on the waiting list. - How do I know I have successfully accepted my offer?
You will receive a booking confirmation email after accepting your Licence Agreement and paying the acceptance fee as well as the Deposit. - How many days do I get to accept the offer?
The due date will be mentioned in the email with the offer. - How can I accept my UTS Housing offer?
Read the email offer carefully. You must pay the deposit and acceptance fee online within the due date. - How will I get notified if I am successful for a room at UTS Housing?
You will receive an email outlining the offer of accommodation. Please ensure you check your inbox (and junk folder too) on a regular basis. - What do I do if I haven’t received my offer within in 6 weeks since applying?
Please email housing.admissions@uts.edu.au with your details to receive an update. - How long does it take for an application to be processed?
It generally takes between 4-6 weeks, sometimes longer. - How are UTS Housing applications processed?
Applications are processed based on the availability of rooms. There is no guarantee that you will be offered your room preference. - Do you have rooms with accessible facilities?
We have limited rooms with accessible facilities. Please email housing.admissions@uts.edu.au prior to completing your application to check for availability. - Can I know who else will be living in my flat and have their contact details?
Unfortunately due to privacy and safety reasons, we are not able to disclose that information. - Are International Study Abroad and International Exchange applicants guaranteed a room?
A capped number of rooms are reserved for International Study Abroad and International Exchange applicants. Room offers will be based on availability.
Once the allocated amount of rooms has been exhausted, Study Abroad and International Exchange students can still apply for UTS Housing, but will not be guaranteed an offer. - Do you prioritise applications from rural Australia?
We get a large volume of applications from rural Australia. We encourage applicants from rural Australia to identify themselves in their application so we can assist. - Can I share the bedroom with another resident?
UTS student bedrooms are for one person only. - All studios are single gender occupancy.
If you are applying for single gender apartments, you are encouraged to apply for only the ones listed above. - What If I want to apply for a male or female only apartment?
Male and female only shared apartments are very limited. - What if my room preferences are not available?
If your room preferences are not available, your application will be kept on file should anything suitable becomes available. - How many room preferences can I list in my application?
Minimum of two; maximum of four. - Is it possible to change rooms after accepting my offer?
This may be possible under special circumstances and fees may apply. Please contact the Admissions Officer at housing.admissions@uts.edu.au Can I Ieave earlier than the check-out date stated in my contract?
Please refer to your Licence Agreement.
You may leave earlier, however, penalties and notice periods may apply.
PAYMENTS
- What is the cost of the application fee, the acceptance fee, and the housing deposit (all compulsory fees)?
The application fee for new applicants is $50 and is non-refundable.
The acceptance fee is $150 and non-refundable.
The housing deposit is the equivalent of 4 weeks of your weekly licence fee. - Is the UTS Housing deposit part of the rent?
No, it is not.
The housing deposit is, as it says, a deposit and is refundable at the end of your agreement should you return your room in the same state as you first moved into it and you have no UTS Housing payments or fines due. - What if I want to accept my offer and make the payment using another method other than with a credit card?
UTS Housing strongly recommends you accept your offer by completing the e-induction and paying the deposit and acceptance fee online.

- How much do I need to pay upon check-in if I haven’t made any rental payments?
Two weeks’ prepayment. This can be paid by credit card via the UTS Housing portal. No cash accepted. - I’m a Study Aboard / Exchange student. Can I pay by direct debit?
As a Study Abroad / Exchange student, your Licence Fees will have to be paid via 3 set instalments on the following dates:
- 24 January 2025,
- 21 February 2025, and
- 21 March 2025. - Can I pay the full amount of my licence fees (rent) in advance?
Yes, you can. - How do I calculate my lump sum payment?
Your full lump sum is stated in the email offer for UTS Housing as the Licence Fee.
If you provide the full payment by 29 January 2025, then we will offer you $200 discount in rent for the half-year, and $400 discount if you are on a full-year licence agreement and pay for the full year.
If you have been approved for additional nights, remember that you will need to add the fee of those additional nights on top of the licence fee. - Can I pay by credit card over the phone?
Yes, we can take credit card payments over the phone. - How do I pay my licence fee (rent)?
If you are an Exchange or Study Abroad student (studying for 1-2 semesters at UTS) you can choose from the following options:
- Upfront payment: Pay the entire licence fee for the semester upfront, either via credit card or via bank transfer. If you provide the full payment by 29 January 2025, then we will offer you $200 discount in rent for the half-year, and $400 discount if you are on a full-year licence agreement and pay for the full year.
- Instalments: Pay in three equal instalments via credit card. There is no discount given for this payment option. Instalment dates are usually set over the first three months of your stay, starting on your check-in day. Dates will be communicated prior to your check in.
If you are a Domestic or Full Fee International student (studying your entire degree at UTS), you can choose from the following options:
- Direct debit: UTS Housing will deduct your rent automatically from your nominated Australian bank account every two weeks. Conditions to be on direct debit are: you must have an Australian bank account, and must provide a valid BSB and bank account number (not a credit/EFTPOS card number).
- Upfront payment: Pay the entire licence fee for the semester upfront, either via credit card or via bank transfer. If you provide the full payment by 29 January 2025, then we will offer you $200 discount in rent for the half-year, and $400 discount if you are on a full-year licence agreement and pay for the full year. - If I am unable to check in on the start date of my contract will I still have to pay?
Yes, you will need to pay your Licence Agreement Fees from the start date on your Licence Agreement Date. - Can I cancel my contract?

- How do I get to the UTS Housing office and/or Yura Mudang?
The UTS Housing reception is located within the foyer of Yura Mudang and has the same address (see above).
By train:
Take a train from the airport to Central Station (Exit 7, Railway Square, S Concourse) and walk in the direction of Darlinghurst, through the tunnels, past Henry Plaza, and then through a second tunnel until you arrive to the Goods Line (about 8min walk from the train station). Once on the Goods Line, walk up to UTS yellow totem past the escalators. Nearby, on your left, you will see a yellow sliding door at the bottom of the UTS Building 6.
Please enter and head towards the gates before pressing the UTS Housing intercom button.
If taking the train, you will need to get an OPAL card (opens external link) at the station. This is a travel card that you can use on trains, buses, ferries and trams by topping it up with credit. Alternatively, you can use your credit card.
By car/taxi:
There is a loading dock at 702-730 Harris Street, Ultimo. There, you will be able to park for up to 15min to unload your suitcases and other items. You can access it from Harris Street straight after the ABC building.
- Where can I park?
At Yura Mudang:

If you need parking for a longer period of time, the nearest car park is Wilson car park at the Novotel Central (169-179 Thomas Street, Haymarket), located across the residence.
WHEN CHECKING IN
- Check-in process
View our page "Checking in at UTS Housing" for more detailed information about the process. - When checking in, what should I provide/be ready for?
You will need the following to complete your check in:
- Official ID document (passport, driver's licence, etc.)
- Ensure your payments have been made (rent payments, deposit, etc) or be ready to make them on the day
- Your contact details (example your Aussie phone number, UTS Student ID if you have it, etc.) - When checking in can my family/friends help me move in?
Yes - your family can help you move in.
On the official check-in day, they won't have to register at the kiosks if moving in during business hours.
If coming outside of the official check-in day/business hours, UTS Housing reception or UTS security will be able to assist with the access. - I’m arriving after business hours. Will someone let me in?
UTS Security will be on-site at Yura Mudang after hours to assist you. They will issue you with a temporary key card after checking your ID.
You will need to finalise your check-in at the UTS Housing reception at the next business day. - Can I store luggage before the move in date?
Unfortunately, we don’t have any storage facilities. - Can I come after my check in date?
Yes, it’s fine. Please email us at housing.service@uts.edu.au with your estimated arrival date.
However, please remember that your Licence Fees will still apply from the official check-in date. - Is there parking while I unload my luggage?
At Yura Mudang:
There is a loading dock at 702-730 Harris Street, Ultimo (straight after the ABC building). There you will be able to park for up to 15min to unload your luggage.
If coming by car and need parking for a longer period while sorting out your check-in, the closest parking to the UTS Housing reception is the Wilsons parking at the Novotel (169-179 Thomas Street, Haymarket).
- Must I bring my own linen?
Yes, you will need to get your own linen for your bed.
You can also buy a linen pack for AUS$140* AUS at the UTS Housing reception or via the UTS Housing portal (select “shop” in the menu bar and find “linen pack”). The UTS Housing linen pack contains: 1 x doona, 1 x pillow, 1 x doona cover, 1 x pillow case, 1 x towel, 2 x flat sheets, 1 x towel. - What do I need to bring?
- Clothes

- Laptop and charger
- Local currency if from overseas
- A few coat hangers
- Towel
- Linen
- Cutlery and cooking essentials (in shared apartments, there might already be items from current residents)
Before buying items, check out the ‘Free Store’ upon your arrival, where you can take free second-hand items for your new room.
Shopping trips may also be organised around check-in days. Your Resident Networkers (RNs) will guide you to the closest shopping mall where you will be able to get the essentials for your new room and apartment. - What is included in the common areas of my apartments?
As items vary depending on the residence and room type (studio or share apartment), refer to the UTS Housing website > Our Residence: Yura Mudang > Yura Mudang > Facilities. - What is included in my room?

OTHER QUESTIONS
- Do you have accommodation scholarships?
UTS Housing doesn't offer accommodation scholarships.
However, there currently is an agreement with Scape (external student accommodation private provider) where domestic UTS students with low income can apply for one of the ten Scape Accommodation Scholarships. Successful applicants could receive a 50% discounted room at one of their selected Sydney properties.

Residents are allowed to have one overnight guest at a time, 25 nights per semester and 3 nights per week.*
If you have friends/family coming over who need to stay somewhere for a longer period, please have a look at the list of nearby hotels/hostels on our off-campus page.

Yes, up to 3-day guests* per resident are allowed.
They are required to register at the kiosks within the Yura Mudang foyer and follow UTS Housing rules.
