Residential fees 2025
The residential fee is the cost of occupying a room and enjoying the residential facilities provided by UTS.
Paying a full rental payment in advance means $200 discount per 6-month licence agreement.

Please note that the residential fees:
- Are in Australian Dollars
- Are per person per week for the share apartments (studios are single occupancy).
- Do not cover meals, cleaning of individual bedrooms, bed linen, towels, pillows, blankets, duvets, crockery, pots and pans, toiletries and other personal items.
Inclusions
- All utilities (water, gas and electricity)
- Furniture package
- Cabled internet in all rooms and limited wireless internet service.
- Computer lab with internet, printing, scanning, photocopying facilities
- Access to a support network through the Residential Networker program and pastoral care from UTS Housing Service staff and UTS Counselling Service.
- Events and activities throughout the year*, including an induction program for residents designed to help you settle into residential life at UTS.

Other fees
All fees are reviewed and may change from the beginning of each calendar year.
Application and Re-application fee
- New applicants: there is an application fee of $50.
- Re-applicants: there is an application fee of $50.
Acceptance fee
Upon acceptance of an offer for accommodation, a non-refundable fee of AUD $150.00 applies.
Security deposit
You are required to pay a security deposit of the equivalent of 4 weeks of your weekly Licence Fee.
The purpose of the security deposit is to ensure that all fees will be fully paid and all obligations of residents properly discharged prior to moving out. Residents will be given an opportunity to inspect their rooms once they moved in and to record any defects and request maintenance if required.
This deposit will be refunded at the end of your stay if:
- the final inspection of your room following departure is satisfactory, with all apartment and room furniture and fittings considered to be of satisfactory condition, taking account of general wear and tear
- rent has been paid until the end of your contract, and
- any outstanding fees or charges have been paid.
Miscellaneous fees
- Change of room - $150.00
- Key replacement - $10.00
- Furniture removal - up to $100.00
- Post check-out room furniture reconfiguration fee - $100.00
- Fire alarm - up to $350.00
- Additional cleaning fee - up to $80.00 for a one-hour minimum, plus $35/hour for additional
- Fee for storing any items left behind - up to $50.00 per/day
- Unauthorised overnight guest/s: up to $100.00 per/day
- Portable personal air conditioning (if approved by UTS Housing):$30 per week
Note that residents are responsible for installation costs and any damages. - Fines as per Article 12.4, section 5 UTS Housing Rules – (up to) $350.00
